Lake Lanier sales for first quarter 2012 are up big compared to 1st quarter 2011. In 2011, according to the FMLS, from 1/1/2011 to 4/30/2011 there were 52 sales on Lanier. Each of these homes had some kind of deeded dock (platform, single slip or double slip dock). The average final sales price was $432,570 with an average year built of 1985. These homes also averaged 4 full bedroom and 3.5 full baths. 

In 2012 from 1/1/2012 to 4/30/2012 there were 60 sales on Lanier (a 15% increase). Each of these homes had some kind of deeded dock (platform, single slip or double slip dock). The average final sales price was significantly higher at $490,832 (13% increase)with an average year built of 1991. These homes also averaged 4 full bedroom and 3.5 full baths.

Of all homes compared for both years no "lake view" was made a requirement from the homesite. In other words,many of these homes sold had no Lake views from the house for either year.
