What are the highest ranking variables for value on Lanier lakefront Lots ?

1) Lake View from homesite- the wider the view and the less crowding of docks the better
2) Depth of water- the deeper the better- deep lots are 12' + at normal full pool at dock
3) Area and neighborhood- central/southern Lanier and high end home areas- hold higher premuims
4) Dock permit size- double slip dock is best and rare- the worst are community/platform docks
5) Lot size and topograpghy- "level" land and driveway and the more acreage the better
6) Color of water- brackish brown of top upper NE and NW Lanier versus beautiful blue/green color
