The best year to buy on Lake Lanier is 2012

Lake Lanier of northern Georgia is just 30 miles NE of Atlanta and has a wide assortment of lakefront properties with deeded docks. Asking List prices in 2012 can range from as low as a $225K small cabin with a platform dock on a narrow cove in a remote section of Dawsonville... to as high as a $19 Million lakefront 9 bedroom Mega Mansion with intense lake views with an aluminum double slip dock in central Gainesville. The average Lanier lakefront home with a deeded dock on good water here sold for $477K in 2011.

The outskirts of Lanier, such as Alpharetta or Cumming, Ga, has land in ample supply. However, good buildable Lanier Lots are a rare commodity. And more people are moving to the metro Atlanta area more than they're moving out. Lanier Lots with great views from the homesite with water over 15 feet of deep water at the dock often costs over $300k just for the land. Simple economics dictates Lanier home prices could rise here dramatically in the next 2 to 5 years. They're not building any more lakes anymore, especially near and around large cities such as Atlanta.  Supply and Demand always effects prices. And the Army of Engineers has said no new dock permits will ever be given again.

Lake Lanier, with it's amazing 700 miles of coast line, has pristine deep emerald green blue water and it's the jewel of the great south for all lakes but happily with no alligators such as with all of southern Georgia and Floridian lakes.
